CUSTOM BUILD.
CUSTOM BUILD IS A NEW FORM OF HOUSING THAT ALLOWS YOU TO TAKE CONTROL OF THE DESIGN OF YOUR NEW HOME.
WHAT IS CUSTOM BUILD?
Custom build is a new way of building and buying a new home. Like self build, it offers much more design freedom than new housing developments typically allow, but unlike self-build, lets you hand over the planning and delivery to a professional developer.
TOWN is a custom build developer. Our role is to provide you with everything you need to design and build your new custom built home. Find out more about Marmalade Lane, TOWN’s first custom build development.
HOW TOWN CUSTOM BUILD WORKS.

You don’t need to find your own plot of land or get planning permission for your custom-built home. TOWN deals with all of the land and planning matters – simply choose your plot on a TOWN custom build development, and we’ll work with you to do the rest.

TOWN offers a range of versatile ‘shell’ house types together with a priced menu of customisation options that enable you to customise your new home from top to bottom, inside and out. TOWN custom build offers lots of choices, and we make navigating them easy and fun.

As a custom build developer, TOWN takes complete responsibility for delivering your home. You design it, and we build it. And, like other housebuilders, we provide a full after-sales service and building warranty.
YOUR CUSTOM BUILD HOME IN SIX STEPS.

Step 1: Choose your plot
Start by selecting your plot on one of TOWN’s custom build developments. Maybe you’d like a larger garden or to be closer to nearby public green space.

Step 2: Select your “shell”
Choose your ‘shell’ from our range of custom built houses and apartments. Each dwelling type has its own potential in terms of size, number of rooms and price.

Step 3: Configure the interior
Change the interior layout, floor by floor, to suit your family’s requirements. Options include open plan, separate rooms, additional bedrooms and loft living spaces.

Step 4: Interior finishing
Choose floor coverings, internal wall finishes, kitchen and bathrooms. TOWN offers a range of specifications, including a ‘self-finish’ route for customers wanting to manage the fit-out themselves.

Step 5: External Options
Decide what your house looks like by choosing from a palette of exterior wall finishes. These are tailored to suit the local context and carefully selected to combine to make great streets.

Step 6: Purchase
You can buy your home in two ways: by financing the build yourself using a specialist self-build stage release mortgage (which saves you money), or by paying for it using a conventional mortgage once it’s built.
THE SELF & CUSTOM BUILD HOUSING REGISTER.
If you’re interested in building your own home, or having a home custom built, then it’s important to add your details to your local Self Build and Custom Build Register. All local authorities in England are required to keep a list of people – both individuals and groups – who’ve registered an interest in building their own home. This helps councils to keep track of the level of demand for this form of housing in their area, and to make sure that land is made available for it.
Registering with your local authority is simple – just visit their website (find your local council) and search ‘self build register’ to get started.
