A new residential-led mixed-use quarter of 5,600 homes, with schools, shops, workspaces and community facilities, in Cambridge.

TOWN, in partnership with LandsecU+I, are working as master developers with landowner partners Anglian Water and Cambridge City Council, on the planning stage of an ambitious and substantial new urban quarter of Cambridge.

Hartree is a 48-hectare site located at the heart of the planned new district of North East Cambridge, a proposed growth area lying within easy reach of the new Cambridge North railway station, and only 10 minutes by bike from the city centre.

Planned as a series of new, walkable neighbourhoods, delivering a total of around 5,600 homes and 90,000sqm of commercial space, supported by shops, schools and green spaces, the development at Hartree aims to deliver a place that enhances the wellbeing of those who’ll live, work and spend time there, supports the wider city and serves as an exemplar for development fit for the challenges of the 21st Century.

We have formed our vision for Hartree based around a number of promises and values which will help guide all aspects of the project from design and engagement, to procurement and delivery. This vision is based around three promises. It will be a place that supports the health, happiness and wellbeing of the people who will live, work and spend time there. It will be an integral new quarter of Cambridge, taking inspiration from the city, engaging with its citizens’ present needs and helping shape its future. Hartree will also be an exemplar for development that is fit for the challenges of the 21st Century, enabling sustainable lifestyles, enhancing nature and accelerating the transition to a zero- carbon world.

We are engaging with a wide and diverse range of people across Greater Cambridge to hear a cross-section of views as our design work progresses towards planning. Alongside more traditional forms of consultation, we are proposing to utilise new creative ideas and technology to help us connect with a wider audience. This includes a number of engagement activities including an Ideas Exchange – a forum of local residents who review and contribute their perspectives to the project as it progresses; an extensive programme of work with local schoolchildren; and the People, City, Planet Festival – a fun-filled week of workshops, talks and activities for everyone to get involved in surrounding the project.

We want to encourage people to talk about local and national issues that may shape this new development, for people to share stories about their community and enable people to play a part in shaping the future of Greater Cambridge.

An innovative temporary use strategy.

We want to activate the site in the short term, through a forward thinking meanwhile strategy that will deliver a curated mix of activities with a strong focus on food and sustainability, in line with the vision for the project. Working with a number of local purpose-driven partner organisations, the meanwhile activities will support new and existing communities and help create early activity at Hartree. It provides an opportunity to begin testing and implementing innovative and sustainable approaches that can be applied to the wider site and pave the way for the early phases of development that will lay a lasting foundation for a new community.
