Millers’ Field in Oundle, Northamptonshire, is a proposal for a new, low-carbon community designed in conjunction with future residents in the UK’s first Building Group. The proposed scheme includes 14 highly energy-efficient homes, across a range of adaptable house types, with shared, sociable spaces designed for neighbourly interactions.

Millers’ Field is located within walking distance of the centre of the historic market town of Oundle. The new community at Millers’ Field will respect Oundle’s heritage, ensuring the architecture is considered and in context.

The UK’s first ‘Building Group’

The Building Group approach – modelled on the German ‘Baugruppe’ process – brings together a group of potential future residents to work closely with the professional team to help guide the vision and design for Millers’ Field. The collaborative nature of the design process empowers future residents to tailor the neighbourhood to fit their unique needs, cultivating connections with others in the community from the outset.

Drawing inspiration from Northern Europe, the Building Group grants residents meaningful design input without requiring them to become designers or builders. This collaborative effort generates people-centric solutions, contributing to a thriving and interconnected community.

A holistic approach to sustainability.

The sustainability of Millers’ Field is driven by the passionate environmental commitment of the landowners. Anne and Peter Miller have partnered with TOWN to realise their aspiration for an environmentally exemplar scheme.

Homes at Millers’ Field will target the Passivhaus standard, will be extremely energy efficient and will be Net Zero carbon in operation, with on-site renewable energy generation maximisied. Using low-carbon materials, the homes will be built to industry best standards for embodied carbon and the wider neighbourhood as a whole will support biodiversity and active travel.

Water-efficient fixtures and appliances combined with rainwater recycling will minimise water demand whilst surface water run-off will be minimised through the use of landscaping and nature based solutions.

Project status.

TOWN and Mole Architects are evolving the design proposals via a process of collaboration with Building Group members and in consultation with planning offices and others in the local community. Project status.

In November 2023 TOWN submitted an outline planning application for Millers’ Field. The proposals are a result of a process of collaboration with TOWN and Mole and the Building Group members and in consultation with planning officers and others in the local community.
