TOWN is working with Sunderland City Council and Siglion to deliver housing-led redevelopment of a brownfield site in Sunniside, central Sunderland’s creative neighbourhood.

Nile + Villiers is a residential-led development project planned for a designated brownfield site, comprising 75 homes and 575 sqm of commercial space. The aim is to contribute to the growth of Sunniside as a creative living and working neighbourhood within the city centre, catering to artists and makers and offering new high-quality homes for sale and rent.

This development holds significance for Sunniside and the wider city centre as a high-quality scheme prioritising environmental and social sustainability. Partly funded by DLUCH’s Levelling Up Fund following the Council’s successful bid in 2021, it stands as an integral part of the City Centre Housing Ecosystem, complementing initiatives like the Housing Innovation & Construction Skills Academy (HICSA) and the Vaux Neighborhood.

TOWN’s role as Development Manager stems from our support of Sunderland City Council’s successful bid for initial Levelling Up funding from DLUCH, and our previous experience in delivering community-oriented schemes elsewhere, such as Marmalade Lane in Cambridge.

The scheme will also accelerate the regeneration of Sunniside, providing attractive new homes close to the city centre, creative businesses and cultural attractions.

The concept behind Nile + Villiers as a residential hub for a creative community stemmed from the local charity Back On The Map. This vision has evolved through extensive engagement with the local people.

The development is designed to reinstate the historic street pattern and grain, create shared green spaces for residents and nature, and encourage people to walk to local amenities and transport connections.

Residents will benefit from an on-site community microgrid generating, storing and supplying cheap, clean electricity.

The scheme was submitted for planning in March 2024. Construction is expected to start in late 2024 with completion in 2026.
