TOWN, with U+I plc, is managing the planning and delivery of Beeston Park, a 3,500-home sustainable urban extension to the north of Norwich in Broadland. The proposals – for one of the most exciting place-making projects in the UK – obtained outline planning permission in February 2016.

A new community

TOWN is supporting U+I plc and a consortium of landowners to deliver Beeston Park. This new community will become home to up to 3,520 households over the next 20 years – homes of all shapes and sizes, prices and tenures. Beeston Park will be also incorporate an array of shops and services, community facilities, schools, green spaces and employment and business space.

TOWN’s role

TOWN’s directors’ role in Beeston Park dates from 2009 whilst at Beyond Green.
This has included land assembly of over 450 acres of land, integrating vision, opportunities and constraints into an overall strategy, liaison with stakeholders and the local planning authority, and managing a large project team to deliver a complex outline planning application. Beeston Park was shortlisted for a 2014 RTPI Planning Excellence Award for exemplary planning to deliver housing.

Since taking up the project as TOWN in 2015, the focus has been on the completion of the planning process and the design and funding of infrastructure to get development under way.

What happens next?

Planning consent was awarded by Broadland District Council in February 2016. Currently, TOWN is overseeing the completion of the scheme Design Code, a Section 73 application to amend the phasing of the project to better align with market requirements and development of a detailed infrastructure plan for future phases. We will shortly be working with developers to deliver the first phase of the project.
